As I have written about before, Atlanta is one of the top real estate markets in the country. Likewise, Atlanta has a growing population, increasing the demand for residential real estate.

Interestingly, the fastest-growing population cohort in Atlanta is millennials. So if you want to get the highest value for your home and be competitive, an excellent place to start is catering to millennial tastes.

In a recent survey by realtor magazine, some of the prominent priority features millennials look for when purchasing a home are outdoor spaces and large kitchens. Additionally, millennials look for multifunctional spaces and modern amenities.

In the post below I break down each of these priorities, so you set your home up for a successful sale in 2022.

Outdoor spaces

Atlanta millennials value low-maintenance outdoor spaces both at home and in shared communities.

Make sure outdoor spaces are a highlighted priority when selling your home. For example, if you live close to Piedmont Park and the Beltline, then emphasize this. Or, if you’re in a condo and have shared outdoor space, then highlight this as well.

Ensure you declutter and clean the space for your home outdoor areas, such as a patio or yard. If you have landscaping, then take some time to groom it to remove weeds and dead material.

Stage outdoor areas with a neutral and inviting decor. Set the scene for how a potential buyer could utilize the space. Is it great for entertaining? Then highlight that.

Consider accenting the space with plants. Some excellent outdoor potted plants are inexpensive and can provide a clean character to outdoor spaces. Likewise, if your space is a smaller patio style in a condo, plants make the space feel more “outdoorsy”.

Large kitchens

Like most people looking for a new home, the kitchen is generally a strong selling point. A large kitchen is no exception for Atlanta millennials, who value open kitchen spaces for socializing and entertaining.

The number one priority for showcasing your kitchen is making sure your kitchen is spotless. Take time to deep clean the kitchen. Remove any grease stains. Make the oven, microwave, and fridge appear pristine.

Declutter your countertops to highlight the space and make it feel more open. Decluttering includes removing appliances from the countertops.

Consider painting the walls and cabinets for a quick refresh. Lighter colors will make your kitchen feel more open. Additionally, you can replace the hardware on the cabinets, an inexpensive way to give a fresh and updated look.

Multifunctional spaces

Open mixed-use spaces are trendy among Atlanta millennials and have become more popular during the pandemic. Think of multifunctional space as a place to entertain, have a home workout area, and have a home office. 

If you have an ideal mixed-use space that transitions easily, make sure you highlight it appropriately. 

If you have an open space but don’t currently use it in multiple ways, consider thinking about the other ways you could use the area. Showcase to buyers how you use it.

Modern Amenities

Millennials value and seek modern amenities when considering a new home. 

According to a survey done by the National Association of Home Builders, the top five amenities that Millennials value are laundry rooms, hardwood floors, patio, garage storage, and a walk-in pantry. 

By knowing what amenities buyers are looking for, you can emphasize these or stage them for potential buyers.

If you have some of these top amenities, show buyers how the space is best used. For example, garage storage, show your storage neatly organized on shelves. 

Lastly, for amenities, don’t forget technology. Connected modern homes are becoming more popular, and you should make sure you highlight any modern technology you’ve installed.
