Atlanta fall

Residential real estate sales can slow down during the fall as buyers start to pull back, which reduces competition. Likewise, sellers are oftentimes worn out from the hectic summer selling season and are less aggressive.  If you’re selling in the fall, you can use the slowdown to your advantage.

By putting in some extra effort, you can use the slower season to help attract good buyers and get maximum value for your home.

Here are 4 tips for a successful fall selling season.

Curb Appeal

Don’t neglect your yard during the fall season.  We get beautiful fall colors in Atlanta, which means lots of leaves are on the ground too. Take the time to clean up leaves on your property and in your gutters. Having a clean yard, allows the colors in the trees to stand out more and gives your home a uncluttered and well taken care of appeal.

Consider adding fall color to your flower beds for extra curb appeal.  Some examples of attractive fall flowers to add are pansies, violas, and snapdragons, which all do well in Georgia.

Embrace the Fall

Fall is considered a warming and cozy time of year.  Embrace this by making sure your interior is warm, open and inviting with tasteful fall accents in-tune with the holidays.  Show potential buyers how cozy your home can be in the fall. Likewise, consider a fresh coat of paint and a thorough fall cleaning. Check your lighting, ensure the home is well lit to account for less light in the afternoons.

Make sure it’s Cold weather-ready

Have your HVAC serviced, making sure the home is heating properly.  Check for worn seals around windows and doorways, replace the seals if they are cracked and broken to avoid letting in drafts.  If your home has a fireplace make sure the chimney is clean and ready for use. If it’s gas test it to make sure the gas is working properly.

Price Appropriately

With a shrinking fall buyer pool, make sure you have a professional agent analyze the market in order to price your home appropriately to get maximum value and limit the number of days on the market.
